The property was originally three 'Xist' stone ruins, which have been lovingly restored by the present owners approximately four years ago. The entire house has double-glazing; the outer windows are paned PVC with premium UV glass to protect the inner wooden paned windows from the sun. The floors have an insulation system that prevents water seepage into the house through the ground floors. The walls are cavity providing air space insulation. The house has central heating and the water is heated by a pellet boiler located in the detached annex. There is also a wood burning stove located in the living room, which heats the top two levels of the house.
There is a fully-fitted and equipped kitchen fabricated in pine with thick, natural oak work surfaces and a pantry with storage cabinets that also houses the washer and dryer.

The double bedroom on this level is spacious. The ceiling is acoustically sound-proofed/insulated with a suspended second ceiling with natural wool as insulation so as not to hear movement in the bedroom above. There is a bathroom with bidet and shower located next to the bedroom.
The fourth level has a cozy landing area with four large windows overlooking the beautiful countryside and with large window sills for plants. This area is great for meditation or reading.
The Master en-suite bedroom is located on this level. There are custom-made shitters on all windows, screens on selected windows and a walk-in closet. This room also has a 'cathedral' ceiling with supporting wooden beams. The en-suite boasts unique fixtures and lighting and there is a raised wooden ceiling with beams.

The property is walled partly with stone and partly by a mature hedge of Cyprus Leylandii creating privacy around the property. The front lawn is laid in grass and has an automatic sprinkler system with tube irrigation for the trees, bushes, flower beds and vegetable garden. The Surrounding area:
The property is located in a very small valley surrounded by mountains. There is very little traffic on the 'main' road above the property. The house is approached via a small cobblestone lane that ends at the property. There are three other 'Xist' houses near to the property but this particular property is the only one occupied on a full-time basis. The valley is a protected area and is surrounded mostly by pine forest. The stream that runs alongside and to the front of the property leads to a small chapel, the village, cultural museum and waterfalls. There are many walking trails through the woods here.
It is a 20 minute walk (5 minute drive) to the village of Celavisa where there are café and a river beach. The towns of Góis and Arganil are approximately 15 and 20 minutes respectively. Both these towns have restaurants, supermarkets, weekly market and modern-day amenities. The university city of Coimbra is a 45 minute drive. Drive-time to Porto airport is 1 and a half hours and Lisbon airport is approximately 2 hours 20 minutes.
